David King meets with builder/developer clients as needed to discuss
strategy, competition, advertising, and transactions.
King
continually assesses the market and business environment and anticipates
necessary changes, modifications, or improvements.

sales staff is constantly trained, monitored, motivated, assisted,
and supported on-site by the King organization regarding sales
techniques, client follow-through, closing and appropriateness

Personnel
King
will provide or hire on-site sales staff on your behalf. The company
selects its award-winning salespeople based on: knowledge, integrity,
aggressiveness, enthusiasm, appearance, communication skills, attention
to detail, dependability, ability to close, and willingness to follow-up.
Agents are new-home specialists exclusively assigned to your development.
The
company can provide additional staffing for anticipated high-traffic
periods and provides back-up personnel in case of emergencies, assuring
that your sales office is never without staff.
In-House Sales Staff
For
builder-developers who prefer to maintain their own in-house sales
staff, King will hire, train, and direct agent's activities on your
behalf to the same high standards required of our own agents.
Training
The
King training program includes classroom study, group inter-action
and on-site training. Discussions are augmented with current
books and programs from an extensive library. Subjects covered
include: client contact and follow-up, qualifying and demonstrating,
sales and closing techniques, contracts and forms, financing,
Realtor relations and transaction tracking through closing.
King conducts regularly scheduled sales meetings to review sales,
closings, and any problems that arise. King keeps the sales
staff updated on any changes in the real estate market that
relate to new home sales.
All
agents attend frequent training meetings and seminars on subjects
such as changing trends in sales and marketing strategies, real
estate law, financing, and buyer preferences.
King
visits the communities on a regular basis to help sales personnel
with problems; study sales personnel technique with customers and
offer constructive input; and to review the condition of the sales
office, models, production homes, landscaping, and on-site signs
and flags. The negotiation of each transaction is used to teach
and coach agents in perfecting their skills.
Coaching
This is the most misunderstood and neglected aspect of sales management. As most professional athlete needs to be frequently critiqued, guided back on sound paths, as well as directed to new ones, monitored to maintain accountability, consistently motivated and encouraged to reach and maintain the highest levels of performance, so do on-site sales professionals. Remember, no one is trained for life - John Elway had a quarterback coach.
Sales Follow-Up
King
provides a computerized transaction tracking system that allows
sales coordinators to monitor buyer status, and to correct delays
or errors by the sales staff, lenders, title insurance companies,
buyers, or builders. Builders are provided with a weekly status
report on each open transaction.
Financing
King
will recommend and develop financing plans customized to the particular
needs of builders, developers, communities, and individual buyers.
We will work with existing lenders and/or recommend appropriate
lenders.
